Five follow-up rules that save property leads

A buyer who enquires on a portal is usually talking to three brokers the same day. The one who replies first, with the right listing, tends to get the visit.
Rule 1: call within ten minutes. Even a short call to confirm budget and area beats a long message sent hours later.
Rule 2: log every call the same day. If the note lives only in an agent's memory, the next person on the deal starts from zero.
Rule 3: set the next step before hanging up. "I will send three options by 6 pm" is a task. "I will get back to you" is not.
Rule 4: review stale leads weekly. Anything with no activity for seven days gets a call, a fresh listing or a clear close.
Rule 5: keep past clients warm. Referrals and repeat buyers cost far less than new portal leads.
